Climate, wind and bushfire conditions for Ballarat homes
Ballarat sits between 435 and 630 metres above sea level and is noticeably colder than Melbourne. The ABCB climate zone map places it in NCC climate zone 7, cool temperate, which drives higher insulation and sealing requirements. Frost, fog and long wet spells test every joint in the building envelope, and part of the municipality is under the Bushfire Management Overlay.
Climate zone 7
In zone 7 the energy provisions of the NCC ask more of insulation, glazing and air sealing than in Melbourne's zone 6. Gaps in wrap and missing batts at lock-up cost more over the life of the house here.
Cold, fog and condensation
Mean minimums sit around 7 degrees and winter nights often drop to 0 to 2 degrees, with a record low of minus 6 in July 1982. Warm, moist air from inside meets cold surfaces in the roof and walls, so ventilation and vapour control matter.
Rain and drainage
Around 690mm falls a year, with August the wettest month. Gutters that hold water, ground falling back to the walls and blocked stormwater all show up quickly in that kind of winter.
Wind and bracing
Wind classification under AS 4055 is set lot by lot by your engineer. Exposed lots on the western edge can sit higher than sheltered streets, so check the class on your own documents.
Bushfire overlays
Parts of the municipality are under the Bushfire Management Overlay, and homes there may be built to a BAL. Check your land on council's planning maps before buying or building.
