Buying an older or newer home in Ballarat: what to look at first

Ballarat sells a wide spread of housing: Victorian and Edwardian weatherboard and brick near the centre, post-war and late twentieth century brick veneer through the middle ring, and new estate homes on the western fringe. A pre-purchase inspection under AS 4349.1 is visual, so in an older house the subfloor and roof space carry much of the value of the visit.

What the market is doing

PRD's Ballarat update puts the median house price across postcodes 3350, 3355 and 3356 at $620,000 for Q2 2026, up 13.8% on a year earlier, with houses taking about 50 days on average to sell. Sales volumes fell, so good homes are not sitting for long.

Older homes on stumps

Timber floors on stumps or piers are common in the older parts of town. Where the subfloor can be entered safely we look at the stumps, bearers, ventilation and how damp the ground is, because a cold, slow-drying subfloor is where decay starts.

Roofs and gutters

Moss on tiles, broken tiles, gutters that hold water and torn sarking turn up often on resale homes in cooler towns. Each one lets water sit where it should drain, and in winter it can sit for weeks.

Cracks and movement

We record crack widths and where they run. Diagonal cracking off door and window corners suggests movement and is referred for a structural opinion; fine shrinkage cracks are noted but not overstated.

Newer homes are not exempt

Homes from the newer estates can carry builder items that were never fixed: unsealed joints, weep holes below the path, condensate pipes against the wall. A building inspection is still worth it on a five year old house.

FAQ

Buying an older or newer home in Ballarat: common questions

Should I get a building and pest inspection or building only?

For an older Ballarat home with timber floors or garden beds against the walls, add the timber pest inspection under AS 4349.3. For a recent estate home the building inspection alone may be enough, depending on your lender and risk.

Can you inspect within my cooling off period?

Usually yes. Tell us the deadline when you request a quote and we book around it. The report arrives within 24 hours of the inspection.

Do you go under the house?

Where there is a subfloor and safe access, yes. If access is blocked or unsafe, the report says so rather than guessing.

Which items sit outside a Ballarat pre-purchase inspection?

Electrical, gas and plumbing testing, appliances, heating and cooling, pools, concealed framing and footings below ground, asbestos and mould testing, and anything that cannot be reached on the day.

How is the fee worked out?

By the size, age and type of the home and whether you add timber pest. Request a quote online for the address and the figure comes back before you commit.
