Bored piers
After drilling and cage placement, while every hole is still open
Pier positions against the footing plan, hole diameters, reachable depths, a clean firm base and cages held off the floor
Learn more about the bored piers inspection →A construction stage inspection looks at your new Ballarat home at the moment each part of it is still open: the pier holes, the steel before the pour, the frame, lock-up, the membranes, the fixing stage and practical completion. Each visit ends with a report you can pass straight to the builder.
One of our inspectors will call you back. If it is urgent, call 1300 471 805.
New homes in Ballarat's western growth area go up on open lots that see hard frosts, fog and a wet winter. That puts weight on the stages that keep water and cold out: a vapour barrier that runs under every beam, insulation in before plaster, sarking under tiles and flashings that are sealed. Miss them before they are covered and the fix means pulling the house apart.

A Maddingley pre-pour inspection found the vapour barrier stopping short of edge beams and steel without enough cover. Why it matters on cold, wet ground.

Bottom plates hanging off the slab, trusses without tie-down grips and roof load sitting on a non-loadbearing wall, from a Maddingley frame inspection.

Lock-up is the last look inside the walls. A Maddingley inspection found insulation not yet in, wall wrap missing and bracing cut. Why that matters in a cold climate home.
Pre-Purchase Building Inspections An older Ballarat home checked from roof space to stumps under AS 4349.1 before you commit.
Building and Pest Inspections Building and timber pest reports in one Ballarat visit, with decay and damp written up.
Defect Investigation Reports Cracks, roof leaks, condensation and mould in Ballarat homes, measured and traced to a cause.
Pre-Handover (PCI) Inspections A numbered list of what is unfinished or defective in your new Ballarat home, before the final claim is paid.
Rental minimum standards (Victoria) inspections Your Ballarat rental checked against all 15 Victorian minimum standards, with a repair list before it is listed. Instant online pricing, or talk to the booking team on 1300 471 805.
If you can only book some, take slab, frame and lock-up, then the PCI. Those are the points where the most important work disappears from view.
Your contract should give you access at reasonable times. Tell the supervisor in writing when we are coming and we arrange entry with them.
It depends on the stage, the size of the house and how many stages you book together. Request a quote online for the stages you want and the price is shown before you commit.
It raises the stakes on the items that hold out damp and heat loss: the vapour barrier under the slab, insulation before plaster, sarking and sealed flashings. We give those extra attention on every Ballarat job.
The surveyor's mandatory inspections confirm compliance at set points. They are not an itemised report written for you, and they do not cover workmanship against your contract.
We do not design, certify or approve work. Electrical and gas installations are excluded and belong to licensed trades, nothing is pressure tested, and we do not dig, cut or remove finished work. Engineering sign-off, soil testing and anything concealed before we arrive are outside the scope.
We list them again at the next stage so nothing quietly drops off. If a dispute follows, the BPC dispute resolution service and VCAT need an expert witness report, which is a separate service.
