Do termites bother Ballarat homes in a cold climate?

Cooler winters slow termites but do not stop them. What a timber pest inspection under AS 4349.3 looks for in Ballarat and why the garden matters.

Ballarat 3350 · 10 February 2026

In short: Ballarat's frosts and short summers are less friendly to subterranean termites than coastal Victoria, but old timber, damp subfloors and buried wood still make a house a target.

Cold slows them, it does not exclude them

Subterranean termites work underground where soil temperatures are steadier than the air. A cold winter reduces activity near the surface, but colonies in mature trees, old stumps and buried timber can persist. Whether any particular lot in the municipality is in a council designated termite area is something to confirm with the City of Ballarat, not assume.

Why period homes need a closer look

Weatherboard houses on timber stumps with timber floors offer more food than a slab home with a steel frame. Add decades of garden beds, sleepers and firewood stacks, and the conditions termites prefer are already there.

Conducive conditions

Most of what we report is not live termites but conditions that make them more likely: damp soil against the walls, timber in contact with the ground, leaking taps and downpipes, poor subfloor airflow and debris piled near the house. Fixing these is cheap compared with repairing damage.

The termite notice

Newer homes should have a durable notice in the meter box describing the termite management system that was installed. When it is missing we say so, because without it an owner cannot tell what protection, if any, the house has or when it needs attention.

What the inspection is and is not

An inspection under AS 4349.3 looks for visible evidence of timber pest activity and damage, and for conditions that invite it. It is inspect and report only. It does not treat, and no inspector can certify a house free of termites.

Pairing it with the building report

Booking the building and timber pest inspections together means one visit, one set of access arrangements and one combined picture of the house before you commit.

FAQ

Questions Ballarat owners ask about this

Are there termites in Ballarat?

They are less common than in warmer parts of Victoria but can occur. Check with council about any designated area for your lot.

Will you confirm the house is termite free?

No. AS 4349.3 is a visual inspection of accessible areas at one point in time.

Do you use a thermal camera?

Yes, where it helps. It can show moisture or temperature patterns worth a closer look, but it does not see through walls.

What if you find activity?

We report it and recommend a licensed pest manager to identify and treat. Treatment is never part of our visit.
