Cracks in brick veneer around Ballarat: measuring them before worrying
Hairline or something more? How we measure and categorise cracks in brick veneer on Ballarat area homes, and what different crack widths suggest.
In short: Cracks worry owners more than almost anything else. Measuring their width, pattern and location turns worry into a plan.
Width tells you a lot
Cracks are commonly grouped by width. Fine cracks under a millimetre are often cosmetic. From about one to five millimetres they are wide enough to let water through veneer and deserve attention. Wider than that, or growing, needs a structural opinion.
Pattern and location
Stepped cracks through mortar beside a window, diagonal cracks from door corners and cracks that line up with a downpipe or garden bed each point to different causes. We record where each sits, not just how wide it is.
What we found in Winter Valley
On a December 2025 investigation in Winter Valley, cracking in the brick veneer was wide enough to let moisture reach the wall behind, and several joints in the veneer were open. Both were reported with photos and locations.
The role of water
Uneven wetting of the ground under a footing drives a great deal of movement. Paths that pond water at the wall, downpipes discharging to soil and garden beds against the brick all feature in our crack investigations.
Monitoring over time
One visit gives a snapshot. Marking crack ends and re-measuring after a season shows whether movement is ongoing, which changes what kind of repair makes sense.
Where an engineer comes in
When cracks are wide, active or paired with sloping floors and sticking doors, we recommend a structural engineer. We do not do engineering design or soil testing.
